Policies, Fees & Utilities

To secure the advertised price, a 12-month lease is required. A six-month lease is also available, but it incurs an additional $50 monthly charge. Applicants who are 18 years or older must each pay a $45 application fee. Additionally, there is a fully refundable $600 security deposit required per household, along with a $125 redecoration fee, which is due at move-in.  To ensure a safe and legally compliant rental environment, there is a monthly legal liability fee of $13 per apartment. This fee helps cover potential tenant-related legal liabilities, including costs for property damage, liability claims, and other unforeseen incidents. Management will bill residents monthly for water and trash services based on usage. Electricity will be billed directly by the electricity provider. Pet Policy

You are welcome to bring up to two pets, each weighing 40 pounds or less. There is a one-time, non-refundable pet fee of $225, a fully refundable pet deposit of $392 per household, and a monthly pet rent of $25 per pet. All pets must be at least one year old, and certain dog breeds may be subject to restrictions. Please get in touch with us if you have any questions regarding our pet policy.

How to Apply

You can apply to live at Prairie Village Residences by either dropping by the leasing office located at 1300 East 33rd Avenue, Hutchinson, KS 67502 during office hours (Monday—Friday 8 am—5 pm), and completing the required forms in person. Alternatively, you can download and print the required forms below and mail them to us at the above address. Each adult (18+) who will be living in your apartment must complete a separate application. For us to process your application we will require a non-refundable $45 application fee, per application submitted. We accept checks or money orders, no cash please.
